The announced project combines a small residential component with shops at street level, in a town-centre location beside Yishun MRT and the integrated transport hub.
What Frasers Property has announced
According to the September 2026 report, the existing Yishun 10 retail development is planned for redevelopment as a 99-year leasehold mixed-use project. The site covers about 39,125 sq ft, with a reported total gross floor area of 117,376 sq ft. The proposal includes approximately 110 residences and a retail podium at street level.

The site sits next to Yishun MRT station and Yishun Integrated Transport Hub. EdgeProp reports that the new development will connect with neighbouring Northpoint City through the existing underground pedestrian network. Operations at the current Yishun 10 are expected to cease on 2 March 2027 to make way for redevelopment. These are established transport and retail connections; the precise future shop mix and resident facilities have not been detailed in the referenced report.
From Singapore’s first multiplex to a new chapter
Yishun 10 opened in 1992 as Singapore’s first cinema multiplex. The report describes its current mix as a 1,477-seat Golden Village cinema, 10 ground-floor strata retail units and a basement carpark. It has long been part of Yishun Central’s everyday life, so redevelopment here is also a change to a familiar neighbourhood landmark.
Frasers Property said it would run “Yishun 10 Memories”, inviting the community to share stories and experiences. Studio Lapis is leading the initiative, which will also explore opportunities to carry elements of the building into the new project.
A note on ownership: The report says Frasers Property consolidated its ownership of Yishun 10 in 2025, buying the Golden Village cineplex for S$48 million and the 10 strata retail lots from Frasers Centrepoint Trust for S$34.5 million.
What prospective buyers should watch next
A mid-2027 launch target gives interested buyers time to follow the planning process, but it is not a confirmed booking date. Before comparing the project with other launches, look for official developer materials covering:
- 01Unit mix, floor plans, areas and how homes are positioned within the development.
- 02Official launch and booking dates, pricing, maintenance estimates and sales conditions.
- 03Retail provision, resident facilities, pedestrian access and the final construction schedule.
The referenced report does not provide a price list, floor plans or unit mix. Approximate unit count and target dates can change; confirm all details with current developer-issued documents before making a decision.
This project briefing is for general information only, not a valuation, investment recommendation or offer to sell. Buyers should check current official information and seek independent advice where needed.
